Moss, algae and lichen on your roof aren't just unsightly — they're slowly damaging your tiles. TurboWash Solutions provides professional soft wash roof cleaning and biocide treatment across Bromley, Orpington and SE London. Safe, effective, and long-lasting results without the risk of pressure washing.
If your roof is green, black-streaked or visibly thick with moss, you're not just looking at an aesthetic problem. You're looking at organic growth that is actively working against your tiles — retaining moisture, forcing its way under overlaps, and setting the conditions for freeze-thaw cracking every winter.
Roofs across Bromley and Orpington are particularly prone to moss and lichen build-up. The borough's combination of damp SE London weather, heavy tree canopy in areas like Chislehurst, Petts Wood and Bickley, and the predominantly north-facing rear pitches common in Victorian and Edwardian terraced and semi-detached properties creates near-perfect conditions for organic growth. Left untreated, what starts as a few patches of green moss can within a few years become a full covering of established lichen — one of the most stubborn and damaging organisms a roof can host.
At TurboWash Solutions, we clean roofs the right way: light pressure wash or roof scrap, soft washing followed by a professional-grade biocide treatment that keeps growth from returning for years, not weeks.

This is the most important thing to understand about roof cleaning, and most companies either don't explain it or get it wrong.
Every roof is different — which is why we don't use a one-size-fits-all approach. Depending on the condition of your roof, we use whichever method — or combination of methods — will deliver the best result without causing damage.
For roofs with heavy, well-established moss, we manually scrape and brush the bulk of the growth away first. This removes the physical mass before any treatment is applied, allowing the cleaning solution to make proper contact with the tile surface. For roofs with lighter growth or more delicate tiles, we go straight to treatment without scraping.
We then apply a soft wash biocide solution at low pressure across the full roof surface. The chemical penetrates moss, algae and lichen at the root — killing the organism rather than just removing the visible part. Dead growth loosens and disperses naturally over the following weeks with rain and wind, gradually revealing the original colour of your tiles. The roof continues to improve for up to six months after treatment.
Where a roof's condition and tile type allows it, we may also use a light, carefully controlled pressure wash as part of the process — never at the high pressure that causes damage, but enough to assist removal of dead or loosening growth before the biocide is applied.
What we never do is blast a roof with full high pressure and call it clean. High-pressure water strips the surface layer from concrete tiles, forces water under overlaps, and leaves the root system and spores behind — meaning regrowth is typically faster and more aggressive afterwards than before. Every roof we clean gets the right treatment for its specific condition, not the quickest one.
Based in Orpington, we carry out roof cleaning and moss removal across the full London Borough of Bromley and surrounding areas:

No. Soft washing uses low pressure — far below the threshold that causes tile damage. It's specifically designed for roof surfaces and is safe on all tile types including clay, concrete, slate and artificial slate. It's the absence of high pressure that makes it the correct method for roof cleaning.
With our soft wash biocide treatment, most properties in Bromley and Orpington see results lasting 2–4 years before any meaningful regrowth appears. The biocide continues working in the tile surface after application, inhibiting new spore germination. Properties under heavy tree cover or with heavily shaded roof pitches may be at the lower end of that range.
The moss will be dead immediately after treatment, but soft washing works progressively rather than giving an instant scrubbed appearance. Over the following 4–12 weeks, dead growth loosens and washes off naturally with rain, gradually revealing the original tile colour. The roof continues to improve for several months after treatment.
Not for most jobs. Moss removal and biocide application can be carried out from scaffold tower, ladders or extended poles depending on the roof height and pitch. Walking on roof tiles risks damage to the tiles and the underlying battens. We always use the safest access method for your specific roof.
Yes — and we'd recommend it. Roof cleaning and gutter clearing work together: there's no point having a clean roof draining into blocked gutters. We carry out both services in a single visit and all our roof cleans come with a gutter clean included.
Whether your driveway needs blasting back to life or your roof is thick with moss, we have the right technique and equipment for every job. All services available across Bromley, Orpington and the surrounding SE London area.
